Job Description

TITLE: Director of Asset Management

REPORTS TO: Executive Director

DIRECT REPORTS: Inspectors

SUMMARY OF RESPONSIBILITIES:

The Director of Asset Management is a senior level position responsible for managing all of the New Orleans Redevelopment Authority’s owned and operated assets. NORA’s assets include land, property and facilities owned and controlled by the agency.

Responsibilities include ensuring all property is covered by liability insurance and maintained in accordance with NORA’s maintenance schedule. Managing and leading the daily oversight of the Inspection Division; prepare and review construction budgets and inspection of projects funded by NORA and/or its partners.

This position requires the ability to manage and lead a team of inspectors, provide oversight and direction of the inspection team and property maintenance contractors. Provide written reports to the Executive Director regarding all details of the inventory, facilities and construction inspection. The ability to respond to urgent matters, such as demolitions or other threats to public health and safety are essential.

QUALIFICATIONS:

· A Bachelor’s degree is required.

· At least 5 years of work experience in a related field is expected.

COMPETENCIES:

· Experience with land acquisition, land planning or property management.

· Demonstrated ability to respect and maintain confidentiality whether written or verbal.

· Prior construction management experience.

· Demonstrated familiarity with local building codes and regulations.

· Demonstrated ability to develop and review cost proposals, construction budgets and prepare costs reasonableness analysis.

· Demonstrated ability to assess the structural integrity of buildings.

· Demonstrated management and supervisory experience.

· Excellent time management and report writing skills.

· Strong analytical, problem solving and interpersonal skills.

· Fluent in Microsoft Office and experience with web-based workflow software, and other forms of technology necessary to effectively perform essential tasks.

· Exhibits persistence and follow-through on commitments, deadlines, and the ability to overcome challenges.

· Ability to motivate and lead the Inspection Team.

· Demonstrated ability to collaborate and work as a senior leader and member of a highly motivated and unified team.

· Demonstrated ability to respect and maintain confidences whether written or verbal.

DUTIES AND RESPONSIBILITIES

ESSENTIAL DUTIES:

· Provide overall direction, daily oversight and coordination of tasks, review of inspections sites and all supporting documentation regarding inventory, assets, and construction.

· Maintain policies and procedures for all phases of the inspection and asset management processes to guarantee conformity and compliance with federal, state and local laws, regulations, rules and policies of the agency.

· Represent the agency at meetings with partners, appraisers, external contractors, property owners and governmental agencies.

· Develop and maintain positive and effective alliances with the public, property owners, external contractors and government agencies.

· Assist in the preparation of reports, records, presentations and other documentation as required.

· Perform other related duties as assigned.

SUPPORTIVE DUTIES & RESPONSIBILITIES

Collaborate with all departments within the agency to ensure compliance of contractual obligations, timely and accurate reporting through the use of the Land Management and Enterprise Resource Planning systems.

SALARY: Commensurate with experience
